Standard Features

In our standard home package we include features that we feel should not be left out of any home such as:

Framing

• All sills and girders(any wood product that contacts concrete will be

treated lumber to protect against decay and termites

• All structural lumber will be Hem Fir or Douglas Fir #2 or Better

(NO Yellow pine used due to climate unless purchaser insists)

• 7/16" Advantech Brand Wall sheathing/Advantech brand floor system & Roof Decking

• 2"x8" Floor Joists 16" o/c

• 2"x4" Wall Studs 16" o/c

• 2"x6" Roof Rafters 24" o/c or Pre-Engineered Trusses where suitable

• 2"x6" Ceiling Joists 16" o/c (or trusses)

• 7/16" OSB Subfloor W/3/4" Sturdi-Floor tounge & groove plywood floor system Screwed with 2 3/4" Deck Screws in a bed of liquid nails

Roofing

• All Decking Seams Taped W/Zip System Products

• Premium Timberline/Elk 30 year shingles standard

• 26 Gauge Metal Roofing Available for $2.00 per sq/ft extra

Windows & Doors

• All windows & doors have Low-E glass to meet the the

Model Energy Code (MEC) 

• High Quality Hollow Vinyl Single Hung Windows W/Low-E Glass and Screens

• Andersen® vinyl covered wood casement windows available

• Upgraded Vinyl Windows, Single Hung or Casement optional

• Fiberglass exterior doors with integrated blinds in the glass included

• Variety of styles available for front door, even stainable fiberglass

Insulation 

• Fiberglass Underfloor Insulation (R-13)

• Blown-in Cellulose Insulation in walls (R-15) Standard

• Blown-in Insulsafe IV® Attic Insulation (R-30) Standard

• Expanding Foam Sealant around all doors and windows

  • Open Cell Foam sprayed in interior walls and underneath roof decking optional-highly recomended

 

Foundation

• 14" wide x 14" deep perimeter footing dug around exterior walls 

of home

• Piers will be drilled with a 16" Auger Bit 16" deep spaced every five feet

along the stringers

• Electricity in the home will be grounded to the rebar in the foundation

as well as to a ground rod

• Steel tie-down straps placed every five feet around the perimeter

footing

• 2 Bars 1/2" rebar continuous in foundation.

H.V.A.C Systems

• Total electric home included standard

(natural gas arrangements made upon request)-Extra Charge

• 13 S.E.E.R Rheem air conditioning unit

• All bathroom and utility exhaust fans vented to exterior

Allowances

• In our basic price we allot our customers $1,450.00 towards

appliances

• 1% of the purchase price is allowed for light fixtures

• Carpet & Vinyl included at an allowance of $18.00 per sq/yd ($2.00 per sq/ft)

• Custom oak cabinets constructed with solid raised panel doors, (Standard)

Blum® concealed hinges, door closures,(no more slamming cabinet doors) and full extension drawer guides on

every home

• All paint colors, cabinet stain/finish, floor coverings, light fixtures,

appliances, hardware, and basic home design is up to the discretion

of the customer, either Mike or Mark Hindman will be present during

the selection of the above mentioned items.

Other

• Mike Hindman will personally walk you through the design process of

your new home, we have drafting software on our computer so changes

to our floorplans and custom floor plans are no longer a problem.

Customization to your new home is strongly encouraged to all our

customers.

• All of your dealings will be with either Mark and Mike Hindman, not

Sub-Contractors, other employees, or secretaries.

• Before any contracts are signed we will come inspect your site to

assure no extra preparations need to be taken for the move

• Custom Homes may be built on a concrete slab within twenty miles of

Lubbock providing the customer has their own land
